Cassette vs open-arm: which protects the fabric better?
Cassette awning
The fabric fully retracts inside a closed aluminium cassette. Complete protection against UV, salt, dust and rain when closed. Typical fabric life: 10+ years. Minimal maintenance.
Open-arm awning
The rolled fabric stays exposed to the air when retracted. Lower entry price, but fabric degrades faster on the seafront. Typical life: 5–7 years.
UV protection and fabric choice
On the Costa Blanca the UV index reaches 10–11 in July–August. Quality acrylic fabrics carry anti-UV treatment with warranty up to 30,000 hours Xenotest and colour retention (fade resistance) >4 on the grey scale. We offer fabrics from certified manufacturers (Dickson, Sattler, Sauleda) with full warranty.
Installation process - what to expect
1. Technical visit
We measure on-site, check available fixings (wall, lintel, ceiling), assess wind and orientation, and show you real fabric samples.
2. Quote
We deliver a detailed quote within 24–48 hours: dimensions, model, fabric, motor, sensors, timing. No commitment.
3. Manufacturing
After confirmation, standard manufacturing takes 2–4 weeks. Special fabrics or large-format cassettes: 4–6 weeks.
4. Installation
Typical install 2–6 hours depending on model. We test motor and sensors in front of the client. Full cleanup and waste removal.
Maintenance for coastal climate
Salt accelerates hardware corrosion and fabric wear. Our recommendations: (1) Clean the fabric twice a year with fresh water and a neutral product. Never use bleach or aggressive detergents. (2) Lubricate motor mechanisms and arms annually with outdoor-grade grease. (3) On the seafront, check fixings every 2 years. (4) During a levante storm, retract the awning even if you have a wind sensor.
Indicative prices

What about planning permission?
For retractable awnings most town halls only need a prior notification. If you live in a community, the uniformity agreement is the key factor.
Frequently Asked Questions
The price of a retractable awning in Alicante ranges from €350 to €1,500, depending on the size, fabric type (acrylic or waterproof), motorisation and whether it includes a protective cassette. At Optim Toldos we offer free, personalised quotes with no obligation.
For terraces, the retractable arm awning is the most popular option thanks to its versatility and coverage. For terraces exposed to strong winds on the Costa Blanca, we recommend models with a wind sensor and protective cassette. A vertical screen awning is ideal as a side complement.
A quality awning with well-maintained acrylic fabric has a useful life of 10 to 15 years. We recommend retracting it on windy days, cleaning it once a year with water and mild soap, and making sure the fabric is dry before retracting it.
A protective cassette is highly recommended, especially in coastal areas like Alicante where the sea breeze and salt can damage the fabric. The cassette protects the canvas when retracted and can extend its useful life by 30% to 50%.
Yes, in most cases it is possible to motorise an existing manual awning. Options include a motor with remote control, a wind sensor for automatic retraction, a sun sensor and integration with home automation systems.
Generally, no building permit is required to install an awning on a private residence. However, in homeowners' associations it is necessary to obtain community approval, especially regarding colour and style to maintain facade uniformity.
On the Costa Blanca, yes. The sensor detects gusts and automatically retracts the awning before wind damages the arms or rips the fabric. The extra cost (€80–€150 depending on model) pays for itself with the first storm. Essential on any motorised awning over 3 m wide.
You'll need written consent from the owner and, if in a community, authorisation under the statutes. Some owners include the installation in the rent; others let you pay for it, with the awning staying as a property improvement. We can help you draft the proposal.
